The basics
Your AC doesn't make cold — it moves heat outside using refrigerant (compressor, condenser, evaporator coil), while the blower delivers cooled, dehumidified air through your ducts.
- How it works: Refrigerant absorbs heat at the indoor coil, the compressor pumps it outside, and the condenser releases it — over and over.
- Repair vs. replacement signs: Warm air, weak airflow, short cycling, rising bills, ice on the coil, or frequent repairs.
- Right-sizing: Bigger isn't better — an oversized unit short-cycles and leaves humidity behind. Sizing comes from a Manual J load calculation, not square footage.

Your options
Two big decisions: repair vs. replace, and which system fits your home.
Repair vs. replace
Lean repair if it's under ~10 years and the fix is minor; lean replace at ~12–15+ years, on phased-out R-410A, or when a repair approaches ~50% of replacement cost.
Efficiency (SEER2)
Higher SEER2 lowers summer bills but costs more upfront; payback depends on runtime and your electricity rate.
Stages
Single-stage (lowest cost) vs. two-stage or variable-speed (better comfort and humidity control for Houston).
Central vs. ductless
Central for whole-home with good ducts; ductless mini-split for additions, garages, or homes without ducts.
Honest trade-off: very high SEER2 has diminishing returns for some homes — we size to your actual runtime.
